Any Builders on here
Just digesting a 96 page survey and trying to get an idea of costs.

House needs gallows brackets and beams for two chimney stacks amongst a multitude of other things, does anyone know a rough cost.

Trying to total everything up to see if worth it.

Pickle said he has a couple of jam rolls who can do it for a monkey as long as he can submit their universal credit forms - whatever that means?

No the breast has already gone it's just for securing the now unsecured portion in the roof void.

Buiding controls do not like gallows brackets and usually insist on Rsjs sat on padstones. If that quote of £1200 includes inserting steel, knock dkwn chimney breast, making good the chimney wall and plastering. Supplying a skip for rubbish, arranging a party wall agreement then snap his hand off because that is way too cheap and it will cost you in the long run, oh and make sure they have somwhere to tie their horses up yee ha

Not a builder, but had some experience. An experienced builder will know size of rsj's required, but if you don't know one for piece of mind you can get a structural engineer to do the calculations to take the correct load according to chimney stack size and weight with drawings to order the correct size steels pre drilled that any builder can put up from the instructions.

Steels are not very expensive, contact a steel fixing company in your area, couple of hundred top. You can save money and fix your self, but don't just hack away at the chimney!!! That could go wrong quick!!!

Need a bit more info than you’re offering up here but my current estimate would be somewhere between £5k and £4m. When do you want the lads to start?
